Buyers Fees

THE BUYER CAN GENERALLY BE EXPECTED TO PAY FOR IN SANTA CLARA COUNTY

  • Lender’s new loan charges ( except those required by lender for seller to pay)

  • Interest in new loan from date of funding to 30 days prior to first payment date

  • Lender’s title insurance premium

  • 50% of any city transfer/conveyance tax according to contract

  • County preliminary change of ownership fee (P.C.O.R)

  • Document preparation fee

  • Notary fees

  • Recording charges for all documents in buyer’s name

  • Property tax proration ( to date of acquisition)

  • Termite inspection according to contract

  • Fire insurance premium for first year

  • Homeowners association transfer fee and prorate dues ( from date of acquisition)

  • Home warranty according to contract

  • Special delivery/courier fees, if required

  • Assumption/change of records fee, if taking over existing loan

  • Inspection fees according to contract (geological, property, roofing, etc.)

  • Other prorations (rents, insurance,etc), if applicable

  • Transactional coordinator/ Administration fee according to contract

  • Escrow fee

  • Lender’s Title Policy Premiums

  • Document Preparation

  • Notary Fees

  • Homeowner’s Transfer Fee (if any)

  • Tax proration ( from date of acquisition)

  • Recording charges for all documents in Buyer’s names.

  • Fire Insurance Premium for first year

  • Home warranty according to contract

  • Inspection fees roofing, property and geological inspection, etc.

  • 50% of city transfer/ Conveyance tax according to contract

  • Beneficiary statement fee for assumption of existing loan

  • Assumption fees for takeover of existing loan

  • All new loan changes (unless required by lender for seller to pay)

  • Interest on new loan from date of funding to 30 days prior to first payment date

  • Transactional coordinator/ Administration fee according to contract

NOTE: ALL FEES ARE GOVERNED BY THE TERMS OF THE SALES CONTRACT AND OTHER WRITTEN ESCROW INSTRUCTIONS FROM BUYER AND SELLER.
